We do a LOT of maintenance for homeowners and run across many issues that can be prevented. The first pictures are a before-and-after of a secondary heat exchanger inside of a furnace that got plugged up due to dirt and debris getting past the air filter. Dirty filters, plugged chambers and plugged coils can cause the A/C evaporative coils to freeze (next pictures); in turn, leaving the A/C unable to cool the home. To prevent this, we recommend that if you have a 1" filter, to change it monthly in the hot summer months.
We get several calls each summer from homeowners saying that their A/C is running and cooling, but that the temperature inside just isn't coming down. A common problem is that the condenser outside gets dirty over time with the outdoor fan motor constantly pulling in air (and debris) across it to transfer the heat out of the house. When the outdoor coils get plugged, the heat from inside the house doesn't transfer out as quickly. Before-and-after of some examples.
